Terms & Conditions

Please read these terms before making an enquiry or confirming a stay at Baan Suan. By submitting a booking enquiry or staying at the property, you agree to the terms set out below.
1. Definitions
- "Baan Suan", "we", "us" or "our" refers to the rest house operated at 129 Maharat Road, Krabi Yai, Mueang, Krabi 81000, Thailand.
- "Guest" or "you" refers to any person making an enquiry, booking or staying at the property.
- "Stay" refers to any room use covered by one of our accommodation options: the Daytime Rest Room, the Overnight Stay with Airport Shuttle or the Long Layover Suite.
- "Agreement" refers to the contract formed when a booking is confirmed by both parties.
2. Acceptance of Terms
By submitting an enquiry form, sending a booking request by email or telephone, or by checking in at the property, you agree to these terms. You confirm that you are at least 18 years of age and have the legal capacity to enter this agreement.
3. Service Description
Baan Suan provides short-stay accommodation for travellers connecting through Krabi Airport, including:
- Daytime Rest Room — room use of up to 6 hours, at ฿4,200
- Overnight Stay with Airport Shuttle — single-night stay with transfer, at ฿8,900
- Long Layover Suite — suite use of up to 24 hours with meals and transfer, at ฿17,100
All stays are subject to availability. We reserve the right to decline a booking if rooms are not available for the requested dates and times. Prices are stated in Thai Baht and may change without prior notice for future bookings.
4. Booking and Confirmation
A booking is considered confirmed only when Baan Suan sends a written or verbal confirmation (by email, messaging platform or telephone). Submitting an enquiry form does not constitute a confirmed booking. We will respond to all enquiries within a reasonable time.
5. Guest Responsibilities
- Guests are responsible for providing accurate flight details and arrival information to allow proper preparation of their room and transfer.
- Guests must notify us as early as possible if flight times change, to allow shuttle adjustments.
- Guests are expected to treat the property, staff and other guests with consideration.
- Any damage caused by a guest during their stay will be the responsibility of that guest to cover.
- Smoking is not permitted inside any room. A designated outdoor area is available.
6. Payment
Payment is collected at the property, in Thai Baht, upon check-in or check-out as agreed. We accept cash and major credit and debit cards. We do not collect payment in advance through the website. Additional services requested during a stay will be charged at the end of the stay.
7. Cancellation and Modification
We understand that travel plans change. If you need to cancel or modify a booking:
- Cancellations made more than 24 hours before the confirmed check-in time are accepted without charge.
- Cancellations made less than 24 hours before check-in may incur a partial charge equivalent to the cost of room preparation.
- We will always try to accommodate changes where possible and will not apply charges unreasonably.
Please contact us by phone or email as soon as possible if your plans change.
8. Transport and Shuttle
Airport shuttle transfers included in the Overnight Stay and Long Layover Suite are operated on a timetable agreed at the time of booking. We aim to monitor departure information and adjust transfer timing where necessary, but we cannot accept liability for missed flights arising from circumstances outside our control, including airport delays, road conditions or events beyond our knowledge.
9. Luggage Storage
Luggage left at the property is stored with reasonable care. Baan Suan cannot accept liability for loss of or damage to stored items, and recommends that guests do not leave valuables unattended. Items not collected within 7 days of a stay may be disposed of.
10. Limitation of Liability
Baan Suan's liability to any guest is limited to the value of the stay booked. We are not liable for indirect losses including missed flights, consequential travel costs, or loss of business arising from a stay. Nothing in these terms limits liability for personal injury caused by negligence.
11. Intellectual Property
The content of this website, including text, images and design, is the property of Baan Suan. It may not be copied, reproduced or used commercially without written permission.
12. Governing Law and Disputes
These terms are governed by the laws of Thailand. Any dispute arising from a stay at Baan Suan will first be addressed through direct communication. If a satisfactory resolution cannot be reached, disputes will be referred to the courts of Krabi Province, Thailand.
13. Changes to These Terms
We may update these terms from time to time. The version in force at the time of your booking confirmation applies to your stay. Updated terms are published on this page with a revised date.
